Ascent project nears completion

A signature condominium tower on the Covington riverfront is structurally completed, its builder said Tuesday.

The "shell and core" of the Ascent at Roebling's Bridge is finished and has received a certificate of occupancy, construction manager Dugan & Meyers said in a news release.

The company added that it expects to receive certificates of occupancy for individual condos this month.

Construction began on the 22-story tower, developed by Corporex Cos., in November 2005. The $45 million project, designed by Daniel Libeskind, will include 64 condo units, seven penthouses and a penthouse at the pinnacle of the tower.

Scripps debuts online real estate listing service

In a move to expand its popular HGTV brand, Scripps Networks has launched a Web site to help potential home owners locate properties.

FrontDoor, at www.frontdoor.com, is in the beta testing stage, Scripps Networks said in a news release, but will expand to provide localized, in-depth information. It is an offshoot of Scripps' HGTV cable network, which offers home improvement programming.

Besides property listings, the site offers videos, including an original Web series, along with real estate and home finance tools.

"FrontDoor closes the loop for millions of home enthusiasts who know and trust HGTV as a valued resource, while also supporting the business strategy of strengthening our footprint in the home space online, as well as on-air," said John Lansing, president of the Knoxville, Tenn.-based cable network.

Scripps Networks is a unit of Cincinnati-based media company E.W. Scripps Co. (NYSE: SSP).

PokerTek inks distribution deals

PokerTek Inc. has chosen Cosmic Video Amusements for distribution of its Heads-Up Challenge poker tables in the United Kingdom and Ireland.

Matthews-based PokerTek has also hired Gekay Sales & Service Co. of Massachusetts to distribute the product at U.S. military bases around the world.

Heads-Up Challenge is a poker table for bars and restaurants that targets adults who play for amusement only.

Financial terms of the agreements weren't disclosed.

Cosmic Video is based near London, England.

PokerTek (NASDAQ:PTEK) is a software-development company that markets electronic tables where up to 10 people can play Texas Hold 'Em. The company's PokerPro electronic system deals cards, displays them on private screens to the players and displays general information on a large screen in the center of the table. It also enables customers to set up accounts for betting and keeps statistical information on the games.

The system is designed to increase casino revenue by increasing hands per hour and reducing labor costs within poker rooms.

Sharon Corners adds two tenants

Sharon Corners, a SouthPark-area retail center, has added two tenants to occupy a total of 4,906 square feet.

They are Superior Fitness Systems and Custom Home Pubs.

Superior Fitness Systems took 3,616 square feet in the Crosland-owned and -managed center at Sharon and Fairview roads. The store allows customers to work out on the fitness products they plan to buy.

Custom Home Pubs, which occupies 1,290 square feet, manufactures home bars.

Sharon Corners has 88,022 square feet of leasable space.

Charlotte-based Crosland, founded in 1937, is a diversified real estate company involved in retail, multifamily, office, land development and general contracting.

Under Armour expansion gets green light

Under Armour Inc. has won city approval for a significant expansion at its Locust Point headquarters expected to nearly double the company's local employment base.

Following a brief hearing Tuesday, the city's Board of Municipal and Zoning Appeals voted to support the fast-growing sports apparel firm's expansion onto a 7-acre property at 1450 Beason St., a property across the Key Highway extension from its Tide Point corporate offices.

Under Armour could be in the new space as early as April, provided Baltimore developer Struever Bros. Eccles & Rouse is able to buy the land from Overflo Public Warehouse Inc. and complete about $14 million in renovations to get the property ready. With the expansion -- first reported by the Baltimore Business Journal Dec. 7 -- Under Armour expects to nearly double its local workforce over the next four years, growing from about 450 workers to 800.

Under Armour (NYSE: UA) already leases about 70,000 square feet from Struever Bros. at the developer's Tide Point business park in Locust Point. Struever Bros. has a contract to buy the property from Overflo; the developer needed permission from the city's zoning board to use some of the Overflo space for office and retail uses because the property is in an M-3, industrial zoning district.

Under Armour, which has agreed to lease the 140,000-square-foot Overflo space for a six-year term, is in the process of putting together plans for a more unified, larger corporate campus. The Overflo expansion is an interim step while Under Armour seeks to finalize those plans, Struever Bros. officials said.

In approving the use change, the zoning board also included a condition sought by the Locust Point Civic Association and voiced at a community meeting with Struever Bros. officials Dec. 5. The neighbors, concerned about whether the expansion will worsen traffic and parking issues in the neighborhood, are hoping Struever Bros. will build a new parking garage at Tide Point and make other traffic improvements to prevent Tide Point workers from using local roads to get to the business park.

During the Dec. 5 meeting, Struever Bros. declined to commit to building a garage within a specific time frame. As a concession to the neighbors, and at their request, Struever Bros. agreed to seek City Council legislation to change its master plan for Tide Point. Officially called a Planned Unit Development, or PUD, the master plan sets down certain criteria for what can be built on certain properties like the 15-acre Tide Point business park.

Any changes to the plan must be approved by the City Council, and the neighbors are hoping that during that process Struever Bros. will work with them to come up with plans for the parking garage. Struever Bros. has agreed to start that process by the City Council's Jan. 28 meeting, but needs a City Council member to officially introduce a PUD amendment.
